You have access to the entire home. The TWO EXCEPTIONS are the extra large owners closet in the laundry room, & the small home on the other side of the property.
Entry Instructions: We offer a digital Keypad with personalized access. On the day of your arrival, the code will automatically be sent to you in this app & become active @ 4pm.
UNLOCK: Gently/Slowly press your code
LOCK: Softly press the lock symbol at the top.
This is a brand new duplex house with 2 separate living areas. Upstairs sleeps up to 6 people (including: 1-King, 1 Queen bed, & 1 Queen air mattress).
Separate Rentable downstairs studio
Downstairs sleeps 2 people (includes: 1 Queen sleeper sofa. You may add this unit onto your rental for an additional fee of $150/night. It may be rented to another person during your stay & only the backyard & parking are shared. There is no internal access.
The floors are completely separate. There are no interior stairs to get from one floor to the other.
Exterior stairs is how you would use both units. Upstairs offers a balcony. Downstairs offers a deck.
Each unit offers a full kitchen, bathroom with shower, a laundry area, waterfront views, & a grill.

No smoking/Vaping of any kind inside the house, downstairs, or any covered areas ie: in screened-in balcony, garage, or by the doors.
No disposal of smoking waste of any sort on the property. Disposal of all smoking waste go in outside garbage cans. This includes cigarette butts. $1,000.00 Smoking Fee will be applied if any guest does not abide by our policy.
No pets $500.00 Fine if evidence of any pet on property (owner has allergies & is highly sensitive to pet hair/dander)
No parties/events or confetti $1,000.00 Fee if evidence found. If caught you may be asked to leave immediately without refund.
No loud music/noise after 10pm
No subletting
No moving furniture $200.00 FEE
No eating in bedrooms
Person booking must be present during arrival and during the stay.
Must be 26/yrs + to make reservation & stay without an adult present.
No Unregistered Visitors by Day or Night. Only registered guests may be on property
This is strickly enforced.
Do not dispose of anything in the toilets aside from normal amounts of toilet paper and body waste. Do not put potato skins, banana peels, eggs shells, coffee or other objects inside the garbage disposable. If a plumber is called due to your negligence you will be billed the plumbers fee plus any additional damages caused due to your abuse. Just treat this home like it’s yours with respect & you’ll be fine.
Wipe up all spills & excess water promptly. Notify us immediately if there is a leak via AirBnB app.
Guest Access:
The entire property is available for your use during your stay with the EXCEPTION of our owners closet located in the laundry room & small home on the same property. It is locked.
We have a pest control company that takes care of the property & the house. But please note … We live in Florida so this is a constant battle. We appreciate your understanding & assistance in not taking food into the bedrooms & closing the doors promptly behind you to avoid unwanted insects to enter the home. Leaving doors closed will also help keep the home cool & insect free.
These facilities are not recommended to unsuitable unsupervised toddlers or children. There are no child proof cabinets , outlets and there is immediate access to waterfront property. Children must be supervised by an adult at all times. They are your children, your responsibility.
This property accommodates 5 guests very comfortably. No more than 8 people (kids, adults day or night visitors) max at all times during your stay. There’s a $20./per person fee for anyone on the property above 6 people. This includes day or night visitors who do not intend to stay the night.
All guests / visitors must be disclosed & cleared with the host upon the initial booking. Unless prior arrangements have been made with the owner/mgmt co directly in writing. Additional fees above per person fee of $50./pp apply for extra unauthorized guests if not cleared with the host prior to arrival. Depending on the circumstances, guests may be asked to leave the property with no refund if they are not following the 8 max occupancy rule & having open communication with the host. Only registered guests & their registered visitors may utilize the property. No RV’s permitted on property without written approval on this app. Absolutely, no connecting RV’s/Campers to electricity without written approval of owner/mgmt co. There would be an electric usage fee of $100./night IF approved in writing in advance. If unapproved the fee is $200/night & you may be asked to leave immediately without refund. There is a campground near by & Florida Treasure Realty, LLC manages multiple properties in the area. We would be happy to try & accommodate your additional guests elsewhere. We manage several properties in the neighborhood.
Late check out / Early check in might be an option depending on availability and at the host discretion with written preapproval for an additional fee of:
$50./hr for Early Check-In
$100/hr for Late Check-Out (Written Preapproval Required by Mgmt Co)
$200.00/ea 1/2 hr for Unauthorized Late Check-Out
Strict noise ordinance:
Quiet time @ 10 PM
If you are loud after those times the police may be called and you will be asked to leave with no refund.
We cannot be held responsible for power outages out of our control or inclement weather.
Guests must clean up after themselves outside in the cooking area, downstairs in game room entertainment center & upstairs. If you decide to use the grill you must clean the grill and scrape the grill top with scraper and spatula provided & properly dispose of the grease. Clean and dispose of all contents. An additional $100./cleaning fee will be incurred if grilling components are not cleaned prior to guests departure. Once Grill has cooled and is clean recover grill with grill cover to protect it from weathering please.
Check-Out / PreDeparture Instructions:
Place all used towels in laundry room. Start the 1st load please.
Run all dirty dishes through dishwasher using dishwasher detergent tabs. Then return all dishes to proper locations please.
Return all water vessels, (SUP’s, kayaks, canoe, paddles, life vests) to original location please. RETURN all chairs (4 outside dining chairs, all chairs including folding chairs, tubes, noodles, goggles, masks)
Return all Kayaks & SUP’s to the kayak rack on the property as you received them. Return all life vests & paddles to the storage shed as received
