Answers to Common Questions

  1. The initial charge is the first month’s rent, which is paid out of the tenants funds. This charge compensates for set up fees, showing and marketing the property, application processing, credit checks, background checks, procuring the leases etc…
  2. Each month after the initial set up, there is a charge of 10% of the monthly rental amount as a Property Management Fee.
  3. Any maintenance or repairs required on the property will be directly charged to you, but will be approved through you prior to performance unless an absolute emergency arises (we can discuss this further in detail.
  4. The above fee includes some advertising outlets. Additional advertising will be with signs placed on the property and/or in community entrance areas as allowed by HOA. Any print advertising that you wish, such as Tampa Tribune, paid websites, The Flyer, etc., will be an additional cost to you, but may not be necessary due to the large percentage of internet searches.
